For real estate team owners who want to grow

I find what is holding the team back. Then I stay and run the fix.

Conversion takes months to move. Lead response and follow-up can change in a few weeks, so that's where we start.

01 · Why me

I've sat in the business reviews

I was a Zillow Growth Advisor, so I've sat in the business reviews and I know which numbers get looked at first. Before that I was on Zillow's founding go-to-market team. From my Zillow seat, I helped ChuckTown Homes map which markets to expand into as they grew from 10 to 90 producers in 15 months.

02 · The first 30 days

The diagnostic and plan

Week 1

We go through your funnel stage by stage and agent by agent, and clean up the CRM and admin that skew your numbers. For Zillow Preferred teams, that includes pending statuses, closing docs, Follow Up Boss coverage, and on-time invoices.

Week 2

Speed to lead and pickup rate. We set the standard for answering and booking appointments.

Week 3

The meeting. Confirmations, reschedule rules, what happens when a buyer no-shows, and the buyer agreement.

Week 4

A weekly scorecard goes live. Every agent knows their numbers and knows who is reviewing them.

What I need from you: About an hour a week with me, plus your weekly team meeting.

Included in the operating seat. The operating seat starts at $7,500 a month. Three-month minimum, then month to month.

03 · Where it breaks

It usually breaks at the meeting

Agents let follow-up slide, or they move showing times on the customer. If the buyer never sits down with you, the buyer agreement never gets signed and the deal is gone.

04 · The seat

After the plan, I run the work

Conversion takes months to show up in your numbers, so I stay long enough to see it. Every week I review the funnel with your agents and follow up on each stage from answered to closed.

I take four teams at a time, by application.

05 · Recruiting

Recruiting ahead of your growth

More business only helps if you have agents who can convert it. I run recruiting with you so the agents are ready before the leads arrive.

Expanding works the same way. Before you ask for more coverage, you need agents in the new area who can convert, so we hire them first.

Part of the seat, or by application.

06 · New markets

Planning a new market?

The Expansion Readiness Plan is $5,000, one-time, and takes 30 days. We review your home market, set the numbers it needs to hit before you expand, pick the new market, and map out your first 6 months there. It is credited toward your first month if you continue into the operating seat.

07 · Questions

Questions owners ask

How is pricing set?+

Every engagement is scoped to your team. Team size and the number of markets you're in or planning matter most. I'll give you a firm number after our first call, before you commit to anything.

We already have a coach or a business platform.+

Keep them if they're helping. My job is different. I lead partner calls and expansion strategy, handle the recruiting pitch and getting it in front of agents, and provide VA support until things get done.

We run on EOS. Can you be our Integrator?+

Yes. I can be your fractional Integrator and run the weekly numbers so you're not doing both jobs. I'm not a certified EOS Implementer, so if you want someone to teach your team the system, bring in an Implementer for that part.

We're a Zillow Preferred team and already work with our Growth Advisor.+

Keep doing that. Your advisor helps set the plan, and I lead partner calls and expansion strategy. The two fit together well.

Can you help us expand our Zillow Preferred coverage?+

Zillow decides who gets more coverage, so I can't promise that. What I can do is get your conversion where it needs to be and help you hire agents for the new area, so you're ready when you have that conversation with your Growth Advisor.

We get most of our leads from lender referral programs. Does this apply to us?+

Yes. Those programs usually track conversion more simply than Zillow does, but many only let agents in once they've hit a tenure or production bar. That often means your best leads end up with your most experienced agents, or with you. I help you convert those buyers and get more of your agents to the point where they qualify.

Do you work with teams that use ISAs?+

Yes. The funnel is the same. What changes is where the handoff between the ISA and the agent tends to break.

Can you help if our numbers have already slipped?+

Yes. Lead response and admin can often improve in a few weeks. Conversion takes longer, which is why the best time to start is before the numbers slip.

How do independent teams compete with big brokerage mergers?+

The biggest recruiting hurdle for an independent team in a new market is being unknown. A clear value proposition and a local presence close that gap.

Are you affiliated with Zillow?+

No. I'm a former Zillow Growth Advisor and I work directly for teams. Zillow does well when its partners do well, so our goals line up.
